The first six months of 2026 delivered some of the most remarkable transactions the Charleston luxury market has seen, from a record-breaking deepwater estate on James Island to historic single houses South of Broad. Here's a look back at the ten highest sales of Q1 and Q2, and the stories behind them.
1. 111 Riverland Drive, Riverland Terrace: $7,625,000

Topping the list, and setting a new price record for the entire Riverland Terrace neighborhood, this 5,293-square-foot deepwater estate sits atop a rare, elevated bluff with sweeping views of the Stono River. Built in 1954 by a prominent Charleston lumber family and never before sold on the open market, the four-bedroom, five-and-a-half-bath brick residence blends historic character with a thoughtful modern restoration. The Takeaway
Six of the top ten sales this half were on the peninsula or barrier islands. South of Broad and Sullivan's Island each claimed three of the top ten spots, but the headline belongs to James Island's Riverland Terrace, where 111 Riverland Drive redefined what buyers will pay for an elevated deepwater position on the Stono River.
