A constant comparison to a similar neighborhood may not always be the best thing, but when that neighborhood is the award-winning I’On, it is a very good thing. Hibben in Belle Hall Plantation (like I’On) is known for its thoughtful design and architecture, but gives a bit more space than the traditional new urbanist neighborhood. Located off Long Point Road, Hibben boasts a very family-oriented atmosphere and is situated in one of the most sought-after school districts for children from grade school, Bell Hall Elementary, middle school, Cario, and high school, Wando.
Hibben’s highly desired attributes tend to increase real estate demand. In the last six months, 17 homes sold, and three are currently under contract. This compares very favorably to a current inventory level of only six homes for sale. In a developing neighborhood like Hibben, there is also typically a high demand for vacant land. Since January of 2014, Hibben has sold ten lots and has an inventory of six lots currently on the market. William Means’ agent, Will Dammeyer, currently represents all the developer lots in Hibben.
As most of the market in 2015, Hibben will face a similar challenge of high demand and little inventory. Recently, William Means had two listings in Hibben go under contract quickly with a large number of showings throughout their listing period.
